Project Description:
The Sunland Avenue Tributary Floodplain Delineation Study is complete and is ready to send to FEMA.
The study is located within the western part of Maricopa County and is generally bounded by the Loop 202 Freeway on the east, the I-10 Freeway the north, The Salt River on the south, and Avondale Boulevard (115th Avenue) on the west.
The purpose of the study was to update the hydrologic and hydraulic and information within the watershed to evaluate the flood hazards along 2 linear miles of Sunland Avenue Tributary and revise the floodplain based on the results.
The results of the study propose to remove the current Zone AE floodplain revising the area to Shaded Zone X.
What does this mean?
The FCD will submit the results of the study proposing to remove the floodplain from the FIRM maps to FEMA. FEMA will review our proposal and determine if they will concur with removing the floodplain.
The study results identified that flood hazards are present within the area but are local in nature and have depths that do not meet the mandatory flood insurance requirement.
The proposed changes will be reflected on the County’s floodplain maps as pending. However, the current FEMA floodplain will continue to be used by Maricopa County for permitting purposes until the Zone AE is revised on the FIRM maps.
FCD will host an open house public meeting presenting the results of the study prior to sending the study to FEMA.
It typically takes approximately 1 to 1 1/2 years for FEMA to approve a study. Incorporation onto the FIRMs can take up 6 months to a year after FEMA approval.

Flood Insurance
Flood insurance is available for any homes within or outside a delineated floodplain. Owners can check with their insurance agent to determine premiums. Obtaining an elevation certificate could lower the premium.
Property owners with a current flood policy, may be able to reduce the flood insurance or request the lender release the property from mandatory purchase of flood insurance once the FIRM maps are changed.
Flood insurance is always recommended to protect your investment.
