Project Description:

On February 8, 2024, the results of the Lower Gila River FDS and Lower Gila River Overflow Area FDS were incorporated onto the FEMA Flood Insurance Rate Maps (FIRMs).

What does this mean?

These changes may result in changes to flood insurance requirements for property owners. Existing and future homeowners with federally backed mortgages may be required by their lender to purchase flood insurance.  These changes may also change the applicable development regulations on some properties.

Homes and other development permitted since December 15, 2015, were required to adhere to this currently effective floodplain and therefore should meet the current floodplain requirements.

Flood Insurance

Homeowners can check with their insurance agent to see if they may qualify for lower premiums related to being Newly Mapped into the floodplain or if an elevation certificate could lower the premium.

Newly Mapped policies for either a home, contents or both are available if purchased within the first 12 months after a map update.

In some instances, completing an Elevation Certificate may result in lower premiums. If you are interested in having an Elevation Certificate updated or prepared for your structure (home or other potentially habitable structures on your property), please complete Elevation Certificate Request Form located at the bottom of the page under documents. Return this form by mail or email to the contact information listed on the form. This service is being offered by the Flood Control District of Maricopa County at no cost to homeowners that are newly mapped into the floodplain or impacted by a changed 100-year flood zone as identified on the February 8, 2024, FIRM maps.

Project History

The Lower Gila River FDS revised the floodplain and floodway between Bullard Avenue and Painted Rock Dam Reservoir Area and identified 7 square miles of additional overflow area north of the Gila River between Perryville Road and Apache Road. The study was completed in 2014 and a public comment period was held for 9 months prior to sending the study to FEMA in December 2015. 

FEMA provided preliminary maps and conducted an Appeal Period in February 2019.

The Lower Gila River Overflow Area FDS was submitted to FEMA in May 2019. This floodplain study refined the overflow area floodplain identified in the Lower Gila River FDS. The revised area studied was between Miller Road and Bullard Road.
